Hi, I’m Lucy Arruda, a Licensed Mortgage Broker with INDI Mortgage, an Accredited Mortgage Professional (AMP), a Registered Collaborative Professional (RCP), and a Certified Divorce Specialist (CDS®). I bring over 24 years of mortgage experience and more than 30 years in financial services to my work with individuals and families.

Separation and divorce involve important financial decisions, especially when the family home is part of the conversation. Understanding your mortgage options early can help you make informed choices and build a practical plan for your next chapter.

As a collaborative financial neutral, I work with both spouses and their collaborative team, bringing an impartial perspective and mortgage expertise to the process. I help clarify borrowing capacity, explore housing options, and identify how proposed settlement arrangements may affect each person’s ability to obtain financing. My approach supports respectful conversations and considers both spouses’ needs, including their hopes for stability and continuity for their children.

I also serve on the board of the Collaborative Divorce Alberta Association, supporting awareness of the collaborative process and the options available to separating families. My Certified Divorce Specialist (CDS®) training strengthens the understanding and communication skills I bring to this work.

For someone hoping to remain in the family home, a spousal buyout may be an option. I help clients understand whether they may qualify to purchase their spouse’s interest and take on the mortgage in their own name. I also help those planning to purchase another home explore their financing options.
